    The Legal Requirement

    Under the Gas Safety (Installation and Use) Regulations 1998, landlords must:

    • Have all gas appliances and flues checked by a Gas Safe registered engineer every 12 months
    • Keep a record of each check for at least 2 years
    • Provide a copy of the current Gas Safety Record to existing tenants within 28 days of the check
    • Provide a copy to new tenants before they move in

    What Gets Inspected

    The engineer will check all gas appliances in the property โ€” boilers, gas fires, gas cookers and any other gas-powered equipment โ€” as well as the associated flues and pipework.

    The Consequences of Not Complying

    Failure to comply with Gas Safety Regulations can result in:

    • A fine of up to ยฃ6,000 per breach
    • Up to 6 months imprisonment
    • Inability to serve a Section 21 notice to end a tenancy
    • Civil liability if a tenant is harmed

  • How to Repressurise Your Boiler โ€” Step by Step Guide

    One of the most common calls we receive from Surrey homeowners is a boiler showing low pressure. The good news: this is often something you can fix yourself in a few minutes. Here is how.

    What Pressure Should My Boiler Be At?

    Most boilers should sit between 1 and 1.5 bar when cold. Some manufacturers recommend up to 2 bar. Check your boiler manual if unsure. Below 0.5 bar and most boilers will lock out and stop working.

    Step-by-Step: How to Repressurise

    1. Turn the boiler off and let it cool for at least 10 minutes
    2. Find the filling loop โ€” this is usually a silver braided flexible hose underneath the boiler, with a valve or two at each end
    3. Slowly open both valves (you will hear water entering the system)
    4. Watch the pressure gauge โ€” stop when it reaches 1 to 1.5 bar
    5. Close both valves โ€” make sure they are fully closed
    6. Restart the boiler

    When to Call an Engineer

    If you have to repressurise more than once a month, there is an internal leak somewhere in the system. This needs investigating by a Gas Safe engineer before it causes more serious damage.
